Advisory

Research that answers your question.

Our published research is deliberately general — it maps the markets. Commissioned work is the opposite: one decision, one set of constraints, and access to evidence the public record does not contain. Same standard, same tiering, same willingness to say when the data does not support the answer you were hoping for.

What we do 06 services
01

Market intelligence

Sizing, structure and competitive conditions for a specific market or segment. Who the buyers actually are, how many of them there are, what they spend, and which part of the distribution a proposition addresses.

  • Market sizing
  • Segmentation
  • Competitive landscape
  • Demand drivers
02

Feasibility & development analysis

Whether a project works on the numbers. Demand, cost, phasing, financing and returns under low, base and high cases, with the assumptions itemised so a lender or board can argue with them individually.

  • Demand assessment
  • Residual land value
  • Cashflow & IRR
  • Sensitivity analysis
03

Financial & economic modelling

Purpose-built models rather than templates — cashflow, pricing, capacity, cost pass-through, scenario engines. Delivered live and documented, so the model outlives the engagement.

  • Model build
  • Scenario engine
  • Documentation
  • Handover & training
04

Economic & policy analysis

Macro, fiscal and sector analysis for institutions that need to understand the environment rather than a single asset — including impact assessment and the transmission channels from macro conditions to a specific sector.

  • Sector assessment
  • Macro transmission
  • Impact analysis
  • Briefing notes
05

Data & index development

Building the series that do not exist. Data collection design, cleaning and validation, index construction and methodology documentation — with the same reproducibility standard as our published pipelines.

  • Data collection
  • Series construction
  • Index methodology
  • Ongoing maintenance
06

Decision support

Sustained work alongside a management team or investment committee where the analysis has to survive contact with a board, a lender or a regulator — and be defended in the room.

  • Option appraisal
  • Committee papers
  • Diligence support
  • Presentation & defence
How an engagement runs Four stages
01
Scope

We start from the decision, not the deliverable. What has to be decided, by when, and what would change the answer.

02
Evidence

Primary sources first, then the evidence a client can open that the public record cannot — payroll, operational, transaction and platform data, under NDA.

03
Analysis

Descriptive, comparative and financial or economic modelling, with facts, estimates, inferences and scenarios kept visibly separate.

04
Delivery

A written assessment with confidence ratings and stated limitations, the working model where one exists, and a session to defend it.

Who we work with
Businesses

Entering, expanding in, or repricing within a market where the published data is thin.

Investors & developers

Testing whether a project or acquisition works before capital is committed.

Banks & lenders

Independent assessment of a sector, a borrower’s market, or a security’s underlying demand.

Institutions & policymakers

Evidence for decisions where the assumptions will be examined publicly.

Nyra is an independent firm. We do not broker, list, sell or hold property or securities, and we do not take positions in the markets we write about — so the analysis has nothing to serve but the client's decision.

What we will tell you

What the evidence supports, how confident we are in it, and exactly where it runs out. Every engagement output carries the same confidence ratings and stated limitations as our published work.

What we will not do

Manufacture a number to fill a gap, produce a document to support a decision already taken, or provide regulated investment advice. Nyra is not a licensed investment adviser and does not advise on securities.

Case studies None published

There are no client case studies on this site. There will be, when there are engagements whose clients have agreed to them being published — named or anonymised, on their terms. Inventing them, or dressing up published research as client work, would undermine the only thing that makes the rest of this site worth reading.

Until then, judge the work by the work. The published research is the same analysis, the same evidence tiering and the same willingness to state limitations that a commissioned engagement produces — the difference is the question it is pointed at and the data it can reach.

Tell us the decision. We'll tell you what it would take to answer it.

A first conversation costs nothing and usually clarifies whether the question is answerable with the evidence available — which is worth knowing either way. Include the decision, the timetable and any constraints you already know about.
